How do I qualify to live at The Riley? 

The Riley proudly works with all who meet their rental qualification criteria. Our residents are asked to make a pre-tax income equal to or exceeding 3 times the base rental amount per month, satisfactory credit, positive rental history, and a clean criminal history report. For instance, if the home you are interested in is renting for $1,500/month, you must earn at least $4,500 per month, or $54,000 per year, of verifiable pre-tax income. 

If you don’t qualify due to income, you have the option of adding a guarantor or applying for The Guarantors program. 


How much is the rent? 

At The Riley, we offer spacious one and two-bedroom residences to best accommodate your lifestyle. You can find the most up to date information by visiting our website and clicking availability on our floorplans page. 


Are utilities included in the monthly rent costs?

 The monthly rental rate you see online is not inclusive of utility costs. Please see our fee guide on our floorplans page for more information. 


What’s your pet policy?

We love pets at The Riley! We welcome your furry friends – cats and dogs. We allow up to 2 pets per apartment home – breed and weight restrictions apply. There is $250 one-time refundable deposit and $200 non-refundable pet fee due at move-in, and a pet rent of $35 per pet, per month. We also have a pet park on-site. 


How do I pay rent?

You can pay rent in whichever method is most convenient for you. As a resident, you will have access to an online resident portal where you can schedule one-time payment or enroll in automatic payments. Otherwise, you can stop by the leasing office during our business hours and drop off a cashier’s check. Please note, personal checks and money orders are not accepted.

What is the parking situation?

Each apartment will have an assigned parking spot or garage. There are also guest parking spots for visitors. 

We offer Zark! Rent an additional parking space for you or your guests right from the Zark app! 


What amenities do you have on-site?

The Riley is a smoke-free community with an expansive fitness center, business center, game room, resident clubhouse with coffee bar, resort-style pool and hot tub, and co-working spaces that our residents can take full advantage of when working from home! 


Are there laundry services on-site?

Every residence at The Riley comes equipped with washer/dryer in-unit, stainless-steel appliance package, and granite countertops. 


Do you offer walk-ins or by appointment only?

Our leasing office is open for in-person tours! Feel free to walk-in or book an appointment online at therileyapartments.com. You can also give us a call to get in touch with a leasing professional to answer any questions prior to your visit. 


What hours are the leasing office open?

Our leasing office is open to the public for in-person tours Monday - Friday from 9 am- 6 pm, or Saturdays 10 am – 5 pm, closed on Sundays. We look forward to your visit!

The Riley is located in the Southwest valley on West Lower Buckeye Road between 79th and 75th Avenues. Situated near Tolleson, AZ, this prime location places you minutes from top-notch dining, shopping, entertainment, and outdoor adventures!
